In plain English

Powys Teaching Health Board needs a complete replacement of a failing flat roof on Monnow Ward at Bronllys Community Hospital in Brecon. The work includes removing the old roof, repairing the deck and structure underneath, installing a new Alumasc roofing system with insulation and trims, and making good associated fascia, soffit and rainwater goods.

What the buyer wants

• Remove and dispose of the existing flat roof covering, waterproofing system and roof deck safely • Carry out structural repairs to timber and deck where water damage has made them fragile • Install a complete new Alumasc flat roofing system (membranes, insulation, trims, upstands, outlets and accessories) with full warranty • Replace affected fascia and soffit boards, repair lead work, replace rainwater goods, and temporarily remove and reinstate roof tiles at pitched roof abutments • Keep the building weather-tight throughout the works and manage safe access, edge protection, material storage and roof plant/services

Likely requirements

Our reading of the notice. Always check the tender documents.

This contract will disqualify most small businesses unless they have proven experience installing commercial flat roofing systems to manufacturer standards, hold appropriate insurance at scale, and can demonstrate previous healthcare or large institutional building projects. The requirement for a complete warranted Alumasc system installation means you cannot subcontract the main roofing work to a cheaper supplier.
