In plain English

Betsi Cadwaladr University Health Board (NHS Wales) is asking for a contractor to replace the flat roof on Abergele Community Clinic. The work involves stripping back to the timber structure, installing new insulation and waterproofing to modern standards, and managing all scaffolding and access. All work must happen while the clinic remains open and operating.

What the buyer wants

• Supply all scaffolding, edge protection and access equipment • Strip existing roof back to timber joists and inspect the structural condition • Install new 18mm plywood deck to British standards • Build up a complete warm roof system with insulation, vapor control, and cold-applied liquid waterproofing membrane • Dismantle a disused chimney and form new deck support • Install ventilation grilles and complete all roof details, flashings and penetrations • Work in sections so the building stays weather-tight each day and coordinate with the building's mechanical, electrical and structural teams • Manage all logistics, access and infection control while the hospital continues operating

Requirements

What could rule a small business out: You must have demonstrable experience of roof refurbishment projects in healthcare settings, prove you can obtain NHS security clearance, hold current public liability insurance, and show you understand how to manage works in a live clinical environment with strict infection control and minimal disruption. This is not a contract for a general tradesperson without specialist roofing credentials and NHS experience.
